Our asset management services are provided by Savills Liberty Street Asset Management (SLSAM), a privately held joint venture between Savills LLC and Silverpeak Real Estate Partners.  SLSAM offers clients an established platform with a turn-key solution for world-class, institutional quality asset management.  The venture brings together Silverpeak’s extensive background in institutional investment and asset management with Savills’ global reach in investment advisory and capital markets.

Silverpeak principals enjoy a longstanding partnership with each other, having served in a variety of senior positions within a large global investment bank prior to the formation of Silverpeak. Silverpeak’s managing partners have worked together for more than 20 years, overseeing the origination, investment and management of over $350 billion of commercial real estate debt and equity transactions. In addition, the group created a pre-eminent global real estate private equity business in 2001 that subsequently raised three opportunistic equity funds and two mezzanine debt funds comprising nearly $9 billion in limited partner commitments. For more than a decade, Silverpeak’s founding principals and senior staff invested on a fiduciary basis on behalf of institutional investors, developing proven investment management and reporting processes.

The independent and non-conflicting SLSAM asset management platform provides best-in-class expertise in day-to-day operational and strategic asset management as well as highly skilled advisory services regarding specific aspects of property and portfolio management.   Traditional services we offer our clients include: 

  • Pre and post-acquisition work including due diligence, pro forma underwriting, deal structuring and business plan development
  • Ongoing asset management including implementation of asset-level business plans, execution of leasing strategies, creation and monitoring of capital budgets and monitoring of operating partner or property management effectiveness
  • Analysis such as hold versus sell and refinancing validation
  • Portfolio management including investment performance tracking, portfolio and fund level reporting, quarterly valuations and debt monitoring
  • Strategic management of capital structure including the monitoring, analysis and execution of a capital structure plan designed to maximize return on equity
  • Customized reporting on a regular and routine basis including providing recommendations on major decisions
  • Organize third party appraisals, environmental / technical teams, financial / tax advisors, etc.
  • Assistance in the decision / approval process with the client
  • If applicable, supervision of the performance of existing joint venture partner(s)
