Due Diligence and Marketing
Our approach to investment sales includes the following elements:
- Developing and articulating a clear, concise and compelling "story" for each asset or portfolio.
- Expediting and facilitating investors' underwriting prior to final bidding, through scrupulous market research and comprehensive underwriting due diligence, thus avoiding surprises and mitigating the potential for re-trades.
- Preselecting and prequalifying buyer prospects.
- Premarketing the offering to strategic and selected candidates on a direct basis in order to obtain initial feedback and promote market enthusiasm for the particular offering.
- Maintaining direct, personal contact with every buyer prospect.
- Providing prospective bidders with ease of access to supplemental information, via the internet, through digital and actual "war rooms," CD ROMs with Excel and Argus-based data, and scanned and "email-able" leases, mortgage documents, rent rolls and similar due diligence materials.
- Conducting a tightly controlled and highly competitive marketing process, with confidentiality agreements, realistic deadlines, constant communication, and follow up with and assessment of prospective bidders.
- Providing detailed written status reports to clients on a regular basis.
- Conducting second and, if appropriate, third round bidding.
- Providing insightful analyses, recommendations and strategy suggestions to the client with respect to competing bids.

As a further example of our value-add approach to creating incremental proceeds for our clients, we utilize our expertise in accessing the debt capital markets to obtain fully underwritten lender quotes in connection with our investment sale assignments. These quotes help educate the owner about the likely capital structure achievable by buyers. Additionally, the quotes can be provided to potential bidders to facilitate their underwriting and pricing. While prospective bidders are free to use or not use these lender quotes, this process serves the interests of our investment sale clients by:
